Discovery Square

A new address for the future of bio-medical, research, education and technology innovation, Discovery Square is the economic engine of the DMC strategy and the core of the project’s entrepreneurial system.

Heart of the City

At the heart of downtown is a sub-district that forms the true center of the city. It is where Mayo Clinic, commercial, hospitality and retail meet. The Heart of the City is connected by a central public space, which extends and enhances Peace Plaza to create active experiences and gateways to the other sub-districts.

Downtown Waterfront

By activating the Zumbro River, the downtown waterfront will transform Rochester to a vibrant destination city. This district enhances the feasibility of spurring mixed-use development in and around the downtown area.

Central Station

Central Station is a cornerstone of the plan for future growth in Rochester. The location is ideal as a mixed-use area to support the community, visitors and patients and has seen new housing, hotel and retail development.

Saint Marys Place

Saint Marys Place establishes a civic gateway at one of the primary entry points to Rochester. The district embraces its relationship to the surrounding neighborhoods creating opportunities to connect Kutsky Park, St. Marys Hospital and the Historic Pill Hill neighborhood.

UMR & Recreation Area

This district incorporates the University of Minnesota – Rochester Master Plan and the northern edge of Soldiers Field as an anchoring element to the DMC Development District and strategies for growth.

Working with Mortenson, the development of One and Two Discovery Square is the anchor of the Discovery Square sub-district.
Created for collaboration, with access to Mayo Clinic’s Core Facilities – a mere 495 steps from Mayo Clinic’s state of the art research and lab space (infrastructure for wet and dry labs and GMP facilities).


One and Two Discovery Square feature advanced labs, collaborative team spaces, casual seating areas, multiple shared conference rooms and a spacious courtyard for teams to ideate, collaborate, reflect and relax. Mortensen Construction referred to it as “structured serendipity” between tenants and the broader medical community in Rochester.
